For your convenience we generally schedule the appraiser to arrive at your
house within a one hour window and they will typically be on your property less
than an hour.  You do not have to personally be there but be sure there is an
adult over 18 present who can let the appraiser in the house.

If you have them please provide the appraiser a copy of these documents:
  • recent home inspection reports, or other recent reports.
  • floor plans
  • A list of major home improvements (including permits if necessary)
  • Purchase Agreement,  Counter Offers, Transfer Disclosure Statement
  • All written property agreements that you may have – such as shared
    driveway maintenance agreement, etc.

Once your appraiser arrives, you do not need to accompany him or her along
on the entire site inspection, but you should be available to answer questions
about your property and be willing to point out any home improvements.

Most appraisers will walk around the outside taking measurements and
pictures before they come inside.  Be sure you have a way to contain your pets
while the appraiser is there.  I know your dog doesn't bite but some of the other
dogs that didn't bite -- did!

The appraiser is required to inspect every room in the house, so be sure they
are all accessible and unlocked.  This includes any outbuildings that you may
have.  Sometimes the appraiser is required to access the attic and look in the
crawl space.  Again, be sure these areas are accessible.  

Appraisers see hundreds of homes a year and will look past most clutter, but
they're human beings too! A good impression can translate into a higher home
value.

Most loan related appraisals are paid by the lender but If you need to pay for
the appraisal y
ou'll need to have your payment ready when the appraiser
arrives at the property.
 We accept  money orders, cash, and checks.  We can
NOT accept post dated checks, checks requiring 2 signatures, or out of state
checks.
